Developer Kavel Vastgoed has been selected to develop its plan De Koploper in Nieuw Delft, the railway zone of Delft.

In January of this year, the municipality of Delft issued a public selection for field 6.4: a plot in the southern tip of Nieuw Delft at the future Van Leeuwenhoek Park. The municipality was looking for an innovative and sustainable plan in which senior housing is combined with commercial and social (care) facilities on the ground floor. Including a parking garage for residents and local residents.

According to the municipality, the Koploper plan by developer Kavel Vastgoed, designed by Wearearchitects (WAA) TSA and Sant en Co Landscape Architecture, best meets its wishes and requirements on all points. The plans are expected to be presented to the neighborhood early next year.

“The various parts of the plan have been carefully designed with space for movement and meeting,” the developer of the Koploper writes in a press release. ‘There is an opportunity for entrepreneurs who establish themselves here to do business together and residents can also use these services. The open structure, shared entrances and facilities support this. The result is a pleasant, productive and accessible environment for entrepreneurs, residents and visitors.’

Courtyard garden and roof field

The sustainable building the Koploper enriches Nieuw Delft with a striking facade of a concrete plinth and wooden superstructure. In addition to a wide variety of homes, there are communal areas such as a living room, a courtyard, a roof field and a guesthouse. ‘The joint responsibility for these spaces creates the basis for casual solidarity and lowers the threshold for meeting,’ says Kavel Vastgoed.

Care and attention has been paid to the design of a sustainable and green environment, in which an ecological connection is made between the courtyard of the Koploper and the van Leeuwenhoek Park. The central location makes the building easily accessible by public transport, but facilities have also been made for private transport. The parking garage will have parking spaces for cars, bicycles and mobility scooters, with charging options using self-generated energy from the solar panels on the roof. Shared mobility is also part of the plan, with electric cars and bicycles available for shared use.
