Opportunities in transformation projects
Although the market for potential transformation projects has “already been severely damaged”, as Jan puts it, there is still a considerable supply of attractive redevelopments: “These types of projects are usually technically complicated. Many buildings in inner cities, for example a church or a V&D building, have a lack of daylight. On the other hand, transformations are often easier to realize from a zoning plan perspective. Many municipalities feel the urgency and would like to get rid of that ugly place.”
The art of transformation
Solid Finance has been investing in the financing of transformations with great confidence for years. Provided, of course, that a project is expected to be well marketed and the developer’s intentions and calculations are correct. So pay close attention, because “there is quite a lot of dreaming in this world,” says Gerard. “The trick is to find places where you can transform affordably.”
Focus on the exit
During the assessment, Gerard and Jan focus on the exit. Jan: “We therefore know where we are getting in. And the advantage of transformations is: there is already a building there. That’s a certainty. If we can help create a beautiful building that provides an experience, that’s really cool.
“I regularly drive past projects that Solid Finance has co-financed and that have made a city center or village center a little more beautiful. That really makes me happy.”
